ESTATE AGENCY SALES MANAGER JOB DESCRIPTION

Entry level experience/qualifications

  • Minimum 2 years recent Estate Agency experience
  • Minimum 18 months experience managing a team in Estate Agency
  • Experienced with valuations and market appraisals
  • Industry recognised qualifications such as NAEA and NFOPP are advantageous
Responsibilities
  • To monitor sales performance and ensure all monthly sales and exchange targets are met, by managing other sales negotiators and sales progressors
  • Oversee the general day to day running of the office, including scheduling daily diary appointments and checking company e-mails
  • Observe sales staff activities and performance and report to the Director any issues or training needs that need to be addressed
  • Undertake market appraisal/valuations for sale properties
  • Follow up potential Vendors to gain instructions and increase your market share
  • Maintain good relationships with vendors for sale properties by regular communications
  • Record all communications in the appropriate file or on the appropriate computer system/database
  • Assist in managing the mailing system to ensure appropriate information is recorded to enable correct filtering of applicants and vendors
  • Check regularly for brochure and viewing requests, respond to and follow enquiries by post, telephone
  • Add new applicants to the mailing system and follow up brochure details given or e-mailed
  • Greet and assist  walk in customers and ensure correct details are taken and entered into the system
  • Promote company financial services to customers and potential customers
  • Generate and oversee newspaper advertising and monitor competitor activity
  • Liaise with the Lettings Manager regarding marketing, advertising and touting to optimise both sales and lettings opportunities

Objective

To assist in the smooth running of the business on behalf of the Directors ensuring the day to day sales activities follow all correct processes and procedures. Promote sales with innovative marketing ideas; drive the sales business forward by setting targets for the sales team and ensuring they are met to generate as much profit for the company as possible (overachieving targets ensures you get yourself a nice bonus too)!!

Skills

  • Excellent communication and rapport building skills
  • Experience managing a team of Sales Negotiators
  • Strong negotiation skills
  • Good knowledge of the property market and the local area
  • A friendly, trustworthy and professional attitude
  • Ability to work under pressure to meet targets

Salary/Bonus details
  • Basic salary ranges between £18 - £35k dependent on experience with an OTE between £30 - £150k
  • Commission on personal sales and new instructions you bring on and a % of office commission based on the overall money made. Usually between 5-10%
