Property Manager

EA Recruitment has been instructed by our client, an exciting Prime Central London property business with ambitious growth plans, to recruit a talented Property Manager to join their team. Property management is a key focus for the business going forward and the successful candidate will be someone who enjoys working in a busy, boutique company environment where their ideas will be listened to, they can make a difference and success will be rewarded. You will be managing a portfolio of circa 100 properties.

Key responsibilities:
* Liaise with tenants, Landlords and contractors alike regarding maintenance issues.
* Arrange inventory check in/outs.
* Ensure all pre-tenancy jobs and cleans are completed prior to new tenancy
* Coordinate gas safety checks, EICR and EPC's and updates for the utility companies and councils.
* Conduct property inspections.
* Arrange quotes for works and get approval from Landlords.
* Update records and inform negotiators/landlords
* Register tenants’ deposits with the Deposit Protection scheme.
* Handle end of tenancy process, dilapidations, terminations, refunds and deposit releases and make sure these are dealt with in a timely manner and accurate.
* Facilitate prompt payment of service charge & ground rent invoices
* CRM dashboard management
* Deal with insurance claims in a timely manner
* Maintain landlord/tenant/property records.
* Maintain keys (for managed properties)
* Serve notice - section 21 and section 8.

Qualifications and Experience:
* Experience in Property Management 2 year minimum (Required)
* Experience of a Property Management System. They are using Alto.
* ARLA qualification will be advantageous. Not essential and the company is happy to support with ARLA training for the right candidate

Package/Benefits:
* £35k salary pa.
* Plus commission/bonus
* £40k OTE
* Working hours: Monday to Friday 9.00am - 5.00pm
* 20 days holiday plus bank holidays
